Judy has been active in the Real Estate community, serving as the 2004 Chairman of the San Antonio Board of REALTORS Property Management Committee. Also currently serving on a Grievance Panel as well as being a current member of the National Association of Residential Property Managers (NARPM). Judy was the 2000 President of the San Antonio Chapter of the Women’s Council of REALTORS. Judy was honored in December 2004 as the San Antonio Board of REALTORS Property Management Specialist of the Year, an honor bestowed by her peers.

Judy’s daughter, Maris Wise, joined the company as a Property Manager. Maris is a licensed agent and has over ten years experience as a Property Manager.

Your property will be listed in the Multiple Listing Service,,, on the Automated Military Referral Network, on our Internet Web page – with Photos – and will include placement of a “For Lease” sign.

A complete and thorough credit screening is performed prior to tenant acceptance. Our guideline requires that the verified income is 3 times the amount of monthly rent, have good credit history and good previous homeowner or rental history. The prospective tenant pays a fee for this investigation.

You will receive a monthly statement via our online forum showing all collections and disbursements. Your proceeds can be mailed to you or your bank. Payments are typically sent out by the 8th of each month, there are occasional exceptions. A year-end summary of all property activity is provided for tax purposes.

The comparative market analysis prior to leasing the property will assist in setting the proper rental amount. We will keep you informed of fair rental value to assist in the decision to renew a tenant.

The industry standard maintenance allowance of $500 per occurrence, any major repairs or replacement would be submitted for approval except in case of emergency (health or safety issue). We require a $200 Owner Reserve to be held. We can assist in make-ready for rental or sales purposes and bring the property up to the Texas Security Code Device requirement.

Regular un-scheduled drive-by inspections will be performed as well as periodic interior inspections. A video record will be initiated prior to tenant move in and tenant turn-over.
